ACTA DE LAS DECISIONES DEL ACCIONISTA ÚNICO DE	MINUTES OF DECISIONS OF THE SOLE
LA SOCIEDAD	SHAREHOLDER OF THE COMPANY
STUDENT PROPERTY INCOME SOCIMI, S.A.U.	STUDENT PROPERTY INCOME SOCIMI, S.A.U.

En el domicilio social, en fecha de 18 de marzo de 2025, el Accionista Único de la sociedad STUDENT PROPERTY INCOME SOCIMI, S.A.U., (en adelante, la "Sociedad"), es decir, la sociedad luxemburguesa EUROPEAN STUDENT ACCOMMODATION I S.à r.l. (en adelante, el "Accionista Único"), debidamente representada ejercitando las competencias propias de la Junta General, al amparo de lo dispuesto en el artículo 15 de la Ley de Sociedades de Capital, adopta las siguientes decisiones que se indican a continuación:

	DECISIONES
PRIMERA Y	Aportaciones por parte del Accionista Único
ÚNICA:	para satisfacer las necesidades de tesorería
	de la Sociedad.
	El Accionista Único ha aportado a la
	Sociedad, para su ingreso en la cuenta 118
	("Aportaciones	de	Accionistas	o
	propietarios") incluida	en el epígrafe	11
	("Reservas y otros instrumentos de
	patrimonio") del Real Decreto 1514/2007,
	de 16 de noviembre, por el que se aprueba
	el Plan General	de Contabilidad ("PGC"),

sin necesidad, por tanto, de ampliar el capital social de la Sociedad, las siguientes cantidades, con el objeto de cubrir las necesidades de tesorería de la Sociedad:

• VEINTICINCO MILLONES CIENTO CUARENTA Y CUATRO MIL QUINIENTOS NOVENTA Y UN EUROS
  (25.144.591€), aportación que se ha instrumentalizado a través de una transferencia bancaria realizada por el Accionista Único con fecha 31 de julio de 2024 a la cuenta de la Sociedad, por el citado importe.
• VEINTIOCHOMILLONES SEISCIENTOS VEINTISIETE MIL CUATROCIENTOS TRES EUROS CON

At the registered office, on March 18th, 2025, the Sole Shareholder of STUDENT PROPERTY INCOME SOCIMI, S.A.U., (hereinafter the 'Company'), i.e. the Luxembourg company EUROPEAN STUDENT ACCOMMODATION I S.à r.l. (hereinafter the 'Sole Shareholder'), duly represented, exercising the powers of the General Meeting, pursuant to the provisions of article 15 of the Capital Companies Act, adopted the following decisions as indicated below

DECISIONS

SINGLE: Sole Shareholder contribution in order to balance the Company's own funds

The Sole Shareholder has contributed the following amounts to the Company, to be credited to account 118 ('Contributions from Shareholders or owners') included under heading 11 ('Reserves and other equity instruments') of Royal Decree 1514/2007, of 16 November, which approves the General Accounting Plan ('PGC'), without the need, therefore, to increase the Company's share capital, in order to cover the Company's cash requirements:

• TWENTY-FIVEMILLION ONE HUNDRED AND FORTY-FOUR THOUSAND FIVE HUNDRED AND FIVE HUNDRED AND
  NINETY ONE EUROS
  (€25,144,591), contribution which has been instrumented through a bank transfer made by the Sole Shareholder on 31 July 2024 to the Company's account, for the aforementioned amount.
• TWENTY EIGHT MILLION SIX HUNDRED AND SIXTY SEVEN THOUSAND AND TWENTY

SETETENTA Y CINCO CÉNTIMOS (28.627.403,75€), aportación que se ha instrumentalizado a través de una transferencia bancaria realizada por el Accionista Único con fecha 30 de septiembre de 2024 a la cuenta abierta de la Sociedad, por el citado importe.

• NOVECIENTOS DOCE MIL EUROS
  (912.000,00€), aportación que se ha instrumentalizado a través de una transferencia bancaria realizada por el Accionista Único con fecha 14 de octubre de 2024 a la cuenta abierta de la Sociedad, por el citado importe.

SEVEN THOUSAND FOUR HUNDRED AND THREE EUROS AND SEVENTY FIVE CENTS (€28,627,403.75), contribution which has been instrumented through a bank transfer made by the Sole Shareholder on 30 September 2024 to the Company's open account, for the aforementioned amount.

• NINE HUNDRED AND NINE HUNDRED AND TWELVE THO
  THOUSANDEUROS
  (€912,000.00), a contribution made by means of a bank transfer made by the Sole Shareholder on 14 October 2024 to the Company's open account, for the aforementioned amount.

• CIENTO SESENTA Y DOS MIL EUROS
  (162.000,00€), aportación que se ha instrumentalizado a través de una transferencia bancaria realizada por el Accionista Único con fecha 18 de noviembre de 2024 a la cuenta abierta de la Sociedad, por el citado importe.

• ONE HUNDRED AND SIXTY TWO THO THOUSAND EUROS (€162,000.00), a contribution which has been instrumented through a bank transfer made by the Sole Shareholder on 18 November 2024 to the Company's open account, for the aforementioned amount.

- DOS MILLONES QUINIENTOS

SETENTA Y CUATRO MIL CUATROCIENTOS SESENTA Y TRES EUROS CON NOVENTA Y SEIS

CÉNTIMOS (2.574.463,96€), aportación que se ha instrumentalizado a través de una transferencia bancaria realizada por el Accionista Único con fecha 17 de diciembre de 2024 a la cuenta abierta de la Sociedad, por el citado importe.

Y PARA QUE ASÍ CONSTE, se extiende la presente acta que es leída, aprobada y firmada por el representante del Accionista Único en las fecha y lugar indicados en el encabezamiento.

• TWO MILLION FIVE HUNDRED SEVENTY-FOUR THOUSAND FOUR HUNDRED SIXTY-THREE EUROS AND NINETY-SIX CENTS (€2,574,463.96), a contribution which has been instrumented through a bank transfer made by the Sole Shareholder on 17 December 2024 to the Company's open account, for the aforementioned amount.

IN WITNESS WHEREOF, these minutes are drawn up and read, approved and signed by the representative of the Sole Shareholder on the date and at the place indicated in the heading.
