McKnight Realty Partners invests in real estate properties that can be re-positioned to enhance value with a focus on properties that have expansion, redevelopment or re-leasing opportunities. They also invest in properties being divested by large corporations or owners/users. McKnight looks for properties that will benefit from changes in transportation infrastructure such as the creation of new roads, interchanges or light rail service which may enable creative new development or enhancement of value of existing properties. They invest in undercapitalized properties which, with the investment of capital improvements and an aggressive marketing strategy, will be competitive in the for-lease market. McKnight invests in properties having near-term lease expirations or significant existing vacancy and properties owned by funds that are nearing or past the end of their projected investment horizon. They tend to invest in properties in the Northeastern US but they have also expanded into markets in Indianapolis, Chicago, Columbus & Cincinnati, Ohio and Dallas.
